Must Know Window and Door Flashing Details with ZIP System Building Enclosures

Windows and doors are large penetrations into the wall assembly and require special attention when flashing as they are a key risk area for water intrusion and air leakage. Follow manufacturer installation instructions for window or door installation.
01. Flanged Window Flashing - Sill pan with ZIP System Stretch Tape
Install ZIP System stretch tape into the sill and up the jambs a minimum of 6-inches while making sure the tape extends onto the face of the ZIP System sheathing a minimum of 2-inches. Install gaps in the sealant per window manufacturer at the bottom flange. Apply a continuous bead of sealant After the window has been installed into the rough opening, install flashing tape on the flanges and then on the head of the window. Extend the head flashing beyond the jamb, flashing a minimum of one inch. Always roll the tape. From the interior, install low-pressure polyurethane foam between the window and rough opening.

02. Brick Mould Window with ZIP System Flashing Tape
Install ZIP System stretch tape in the sill and up the jambs a minimum of 6-inches. Then install flashing tape the entire length of the jambs. Roll the tape. Apply a continuous bead of sealant around the back side of the window mounting flange before setting the window. Once metal head flashing is secured, extend the head flashing tape beyond the metal flashing a minimum of 1-inch. Roll the tape. From the interior, install low pressure polyurethane foam between window and rough opening.
03. Flashing a Store Front Window
Center the ZIP System stretch tape into the window sill and press firmly from the center to the corners and then up the jambs a minimum of 6-inches. Next, install flashing tape the entire length of the jambs while making sure to overlap onto the stretch tape a minimum of 1-inch. To complete the rough opening flashing, install ZIP System stretch tape into the head of the window and down the jambs a minimum of 6-inches. Make sure the tape fits tightly around the corners. Install store front window. Backer rod should be installed between the taped rough opening and the non-flanged window. Lastly, install low-pressure polyurethane foam between the window and rough opening. Roll the tape.
04. Field Trimmed Doors with ZIP System Sheathing
4. Use ZIP System flashing tape to flash the jambs and header. Install door jambs per door manufacturer instructions. Apply sealant to the backside of the door molding and install molding as instructed by the door manufacturer. Install code-approved head flashing and tape the top of the flashing back to the ZIP System sheathing. Roll the tape.
